Stage A – Site visit, Survey and Existing Plans
We will have initial discussions with you where you will brief us on your design requirements, we will also offer advice and guidance. At this stage we will will also undertake a site visit and carry out a measured survey. We will then produce existing plans and elevations of your house from the measurements taken.
Stage B – Proposed Layouts and Planning Permission submission
Production of Proposed layouts and elevations. For an additional cost we can produce a 3D model.
Amendments to ensure you are happy with the design. This may take a few revisions depending on how certain of the design you are.
Once the design is agreed, further information is added to create planning permission drawings. We will submit your application via the online planning portal.
Provision of Digital location plan (as required by planning)
Liaison with the planning authority to ensure best chance of approval being granted.
Stage C – Construction Drawings and Building Regulation submission
Further information is added to the drawings including construction notes, details and sections to a level suitable for both Building regulation approval and for your builder to construct the extension.
Submission of Building regulation approval and liaison with Building control to ensure a quick and efficient approval. This is usually done via the Local Authority, however we can also make a submission via private building regulation consultants.
We can also provide assistance to yourself during obtaining quotes from builders, and to your chosen builder during the building stage.
In certain instances we may suggest that Stages B & C are combined at design stage.
We have expertise in designing loft conversions, domestic extensions and renovations, as well as bespoke house designs. We also have experience of dealing with commercial and retail projects. We have a network of consultants that we use for services outside our design remit such as Planning Consultants who specilaize in planning law, Structural Engineers for design of structural beams etc and Energy Assessors.
In addition to our core service, we also provide a CAD drafting service to companies without in house designers or to provide a temporary overflow facility. NMW Design also has experience of providing dilapidation surveys. We have previously provided this service for Manchester City Council as part of their Housing Investment Framework as well as private clients. We can also provide a paper to CAD conversion service where a client requires a digital copy of plan.
